What is Land Banking?
This is a new project in Southern Spain, which is offering a new
way of investing in land.
In the UK Land Banking is the practise of acquiring land and holding
it for future use. The land purchased is greenbelt with an investor
holding a share or a plot. The investor waits and hopes this land
will be rezoned so that it can be sold to a developer. The investor
then gets his return.
HOWEVER there is no guarantee that the land will ever be rezoned
or that the investor will get a return within a certain period.
This investment vehicle works on similar lines but with some fundamental
differences that offer the investor client “total peace
of mind!”
Unlike typical land banking in the UK this particular project
in Southern Spain has an Urbanistic Agreement with local town
hall already in place, meaning it is on the way to getting the
land re-classified (reclassification estimated for February 2007),
which is of course when the land value rises significantly as
it is then able to be developed.
The Urbansitic Agreement is for a Golf and Country Club with villa
plots and a range of services for the benefit to the residents.
The plot can be sold on at any time throughout the re-zoning process,
it can also be sold after re-zoning or the investor could participate
and build a villa in the Archidona Golf and Country Club project.
The whole process is simple and transparent and includes Bank
Guarantees to fully protect any sums invested. There is also an
exit strategy in place where by an investor would get all his
invested money returned in full in the unlikely event of the land
not get the necessary reclassification.

» The total cost therefore is 157,500 euros and the payment
terms are as follows:-
Deposit: 6000 Euros - fully refundable subject to client approval
of plot choice, contract and pricing.
First payment: 50% on private purchase contract (within 4 weeks)
Final payment: 50% payable approximately 18 months AFTER the re-zoning
licence is granted (approximately August 2008)
Archidona is situated in the northern part of Malaga, 20 kilometres
from Antequera, and bordering on the province of Granada.
ABOUT ARCHIDONA
Archidona is a town ideally situated in the centre of Andalucia.
It enjoys excellent transport links with A-92 from Seville to
Granada and the motorway between Granada and Malaga.
The town itself has a population of around 11,000 residents with
economic activity largely comprised of agriculture. (The Olive
oil of the area is particularly well regarded). In addition to
this there are also important light industrial and service sectors
in the local economy.
